Sell the Property Yourself, While it is Listed, and Pay NO Commission
How you benefit: Having the ability to contribute and get compensated for your efforts. You can run ads and hold open houses if you wish. This, of course, does not apply to a buyer exposed to the property by our office or another agent.
Cancel the Listing at Any Time
If, for any reason, we do not provide 100 per- cent satisfactory service, just let us know. We promise to remedy the situation within seven days. If you are still not satisfied, we will release you unconditionally from the listing agreement with no further obligation.
No Advance Fees of Any Kind
You only pay a commission if we procure an offer that is acceptable to you.
“No Pressure” Presentation
We will never allow you to be “pressured” by the buyer’s agent. All offers will be faxed or delivered to our office and will be presented to you by phone and email with our recommendations so you can make your decisions privately.
Flexible Commission Structure
Many realtors have a very rigid commission structure that is not in touch with today’s fast-paced market. The Smart Seller’s Program offers flexibility. The commission varies depending on when the house is sold, who sells the house, and whether or not we are selling your next home.
• You will be updated at least on a weekly basis. These messages will keep you abreast on any marketing for your home, market conditions, and any activity your listing has recently seen.
• You will be provided with weekly market updates and market forecasts. These will provide you with information as to how the market is being receptive toward home buyers and your property’s ability to procure a qualified buyer.
• You will be sent each advertisement in which your property appears and you will get to see each ad in its entirety.
• You will be sent updates on any special marketing that we perform for you along with an explanation of how that marketing will further the quick sale of your property.
• You will be provided with your agent’s direct line and cell phone number.
